• The property consist of approximately 235,000 square feet in about seven 50 one and two story office buildings on 30 acres in East Cobb County, Georgia. Most of the individual buildings size are 3,000 to 5,000 square feet. Built in 1984, the buildings are concrete slab, wood frame with a combination of wood siding and brick veneer. Designed after the architectural style of colonial America with a community feel reminiscent of Reston Virginia, the office park blends seamlessly into the traditional neighborhoods of East Cobb.
• Each building is comprised of several suites that can be combined or divided to create dimensions and square footages that meet the size and layout requirement of most tenants. All suites are accessible directly from the parking areas and with 4 parking spaces per 1,000 square feet of building space so there is seldom a full parking lot.
• Due to the commercial zoning stipulations governing the development, suite or tenant identity is by building signs mounted directly onto the building near the suite entrance. The signs have design criteria's that must be met to be installed. In addition to Cobb County requirements, there are Landlord restrictions governing the make, manufacture and style of each sign. Generally, the requirements are implemented to maintain the colonial feel of the office park. The property also has two sign monuments located along Johnson Ferry and Paper Mill Road. Rights to use the signs are granted based on use of the leased space and size of the space.
• The suites typically have 8.5 to 9 foot ceilings, traditional wood doors and frames, acoustical lay-in tile ceilings, carpeting, bathrooms, HVAC closets and small kitchenettes. Even suites as small as one thousand square feet contain kitchenettes. Since suites include their own HVAC and bathrooms, there are no time restrictions on working in the suite. Each tenant completely controls their own environment. The vast majority of the suites are individually metered for electricity and gas (when gas is used) and each tenant pays its own expenses. Water, sewer, janitorial and common area maintenance is paid by the Landlord and billed back to tenants.
